By accessing or using OpsRoutine (https://opsroutine.com), you agree to these Terms of Use. If you do not agree, please do not use OpsRoutine.

OpsRoutine provides free, browser-based operational tools and calculators for property management — including work orders, inspections, checklists, maintenance planning, and financial calculators. No account is currently required. Documents are generated in your browser; printing to PDF uses your browser’s own print function, and drafts you save are stored locally on your device (see the Privacy Policy).

The calculators and tools on OpsRoutine — including the rent affordability, cap rate, property management fee, and prorated rent calculators — produce estimates based on the figures and assumptions you enter or that are shown as defaults. They are provided for informational purposes only and do not constitute financial, legal, tax, or other professional advice. Defaults and example figures (such as an affordability target or expense percentage) are illustrative, not universal rules, and may not fit your situation.

Always verify calculations and documents against your own records and, where it matters, consult a qualified professional before relying on them for a financial or legal decision.

You are responsible for the accuracy of the information you enter into OpsRoutine’s tools and calculators, for the documents you generate and distribute, and for complying with any laws or regulations that apply to your use of them (including property-management, housing, and consumer-protection laws in your jurisdiction).

Do not use OpsRoutine for any unlawful purpose, or in a way that could damage, disable, or impair the service for other users.

OpsRoutine is provided “as is” and “as available”, without warranties of any kind, express or implied, including accuracy, reliability, or fitness for a particular purpose. We do not guarantee that OpsRoutine will be uninterrupted, error-free, or that calculations will be correct for your specific circumstances.

To the fullest extent permitted by law, OpsRoutine and its operator are not liable for any indirect, incidental, or consequential damages arising from your use of, or inability to use, the service — including reliance on a calculation, estimate, or generated document.

The OpsRoutine name, design, and underlying software are owned by OpsRoutine. Documents you generate using your own entered data belong to you.

OpsRoutine is actively developed, and tools, calculators, and these terms may change over time. Continued use of OpsRoutine after a change means you accept the updated terms.

These terms are governed by the laws of India, without regard to conflict-of-law principles. Any dispute arising from these terms or your use of OpsRoutine is subject to the exclusive jurisdiction of the courts of Mumbai, Maharashtra, India.
